A lease grants both the Landlord and Tenant to certain rights. More often than not, the Operational Departments of the Operators do not communicate effectively with their Estates department and are either unaware of their rights, or possibly intentionally taking advantage of the Landlord’s lack of expert knowledge in telecommunications, and install more equipment then they are permitted to.
In addition, the Operators sometimes allow access to Third Party Operators, and this often is a breach of the agreement. Therefore it is necessary to contact a Specialist Telecommunications Surveyor to carry out a site audit to determine what has been installed and its status. We can also determine if anyone else is being allowed access, and the legality of it. If the Operator hasn’t complied and installed more then they are entitled, or have allowed access to Third Party Operators outside of the terms of the lease agreement, we can deal with any breach of terms swiftly.
