Has a mobile phone company reached out to you seeking to upgrade or add to their telecoms equipment?
If the mobile phone operator leasing your property has requested to make an upgrade or change to their telecom mast, it’s important to take a moment before saying yes. It might seem like a simple affair—one that couldn’t possibly affect you. Except that it very well could.
For starters, your lease might not permit unauthorised upgrades. In those instances, you can monetise your authorisation by only allowing it if they raise the rent, or make a one-off payment.
Secondly, there are a host of concerns and complications involved with upgrading a mast:

Upgrades can drastically alter the size and weight of a telecom installation—depending on where it’s situated, this can damage the structural integrity of your property.

Furthermore, telecom installations require certain safety zones to keep you safe, and upgrades—especially 5G upgrades—can alter those zones. It’s important that the mast is upgraded in a way that doesn’t interfere with your Health and Safety requirements and use of the property.
